Home Purchase Mortgage in Ontario
Buying a home is one of the biggest financial decisions you will make. The right mortgage is not simply about finding the lowest rate. It is about understanding what you can afford, how much you should put down, which mortgage options fit your situation, and how to structure your financing for the future.
I help homebuyers across Ontario understand their mortgage options, prepare for the financing process, and choose a mortgage strategy that fits their goals and circumstances.
How Much Mortgage Can I Afford?
Your mortgage affordability depends on more than your income.
Lenders generally consider your income, employment, existing debts, credit history, down payment, property taxes, heating costs and other financial obligations when assessing your application.
Mortgage qualification also involves the federal mortgage stress test for applicable borrowers. This means the amount you qualify for may be different from what a simple mortgage payment calculation suggests.
Before you start shopping for a home, it is helpful to understand your realistic purchasing range.
Should I Get Pre Approved Before Buying a Home?
A mortgage pre approval can help you understand your potential borrowing range before you make an offer.
It can also help you identify issues that may need to be addressed before you purchase, such as credit concerns, documentation, debt levels or income verification.
A pre approval is not the same as a final mortgage approval. The property itself and your complete application still need to meet the lender’s requirements.
My goal is to help you understand your financing position before you become committed to a property.
How Much Down Payment Do I Need?
The minimum down payment depends on the purchase price and applicable mortgage insurance rules.
For many homebuyers, a minimum down payment may be possible. Buyers who put down less than 20 percent will generally require mortgage default insurance.
A larger down payment can reduce the amount you need to borrow, but using every dollar available for the down payment may not always be the right strategy.
It is important to consider closing costs, moving expenses, emergency savings and your overall financial position when deciding how much to put down.
What Are the Costs of Buying a Home?
The purchase price is only one part of the total cost of buying a home.
Depending on your situation, you may need to budget for:
• Land transfer tax
• Legal fees
• Title insurance
• Home inspection
• Appraisal, where applicable
• Mortgage default insurance, where applicable
• Property tax adjustments
• Moving expenses
• Other closing and setup costs
Planning for these expenses in advance can help avoid surprises on closing day.
What Mortgage Should I Choose?
There is no single mortgage product that is right for every buyer.
Depending on your circumstances, you may consider:
• Fixed rate mortgages
• Variable rate mortgages
• Different mortgage terms
• Different amortization periods
• Insured or conventional financing
• Alternative mortgage solutions where traditional financing is not suitable
The right choice depends on your income, financial goals, risk tolerance, expected time in the property and overall mortgage strategy.
Can I Buy a Home If I Am Self Employed?
Yes, self employed Canadians can qualify for mortgages, but documenting income can sometimes be more complicated than it is for a traditional salaried employee.
Depending on your circumstances, lenders may look at your business income, personal income, tax returns, financial statements and other documentation.
The approach can also vary depending on how long you have been self employed and how your business income is structured.
If you are self employed, it is helpful to discuss your situation before making an offer so you understand which financing options may be available.
What If My Bank Says No?
A decline from one lender does not necessarily mean that you cannot obtain a mortgage.
Different lenders have different lending policies and approaches to income, credit, debt, property type and other qualification factors.
As a Mortgage Agent Level 2 with Mortgage Architects, I can explore mortgage options from a broad network of lenders based on your circumstances and current lending guidelines.
If traditional financing is not available, alternative mortgage solutions may also be worth discussing.
The important thing is to understand why the application was declined and determine whether there is another appropriate financing option.
What Is the Home Buying Process?
The mortgage process can be easier when you understand the steps.
